I prefer to talk, but there is times when I am brain scrambled due to information overload from making too many decisions and dealing with too many people.
Texting is nice if a regular customer sends me to a property, because they have entered the address and number and there is no dispute that I wrote down the wrong information. When you send a text, they may not get the information immediately and you are not bogged down waiting on them to answer the phone, but the information will certainly get to them. this gives me the opportunity to move on to another project.
